Listed Building Consent

Do I need planning permission?

This is one of the most common questions that is asked by our clients. We are able to advise and guide you through the sometimes daunting process of obtaining listed building consent for work on your property.  We are able to advise at all stages or if you would prefer, act as agent on your behalf on all or any of the following:

• Pre-application advice

• Liaising with the local planning office and conservation team

• Submission of relevant supporting documentation such as heritage statements or statements of significance

Condition Reports

Do I need a condition report?

We may advise a condition report prior to seeking listed building consent or in order to establish what work is required. This helps to clarify essential works in order to safeguard your investment.  This will assist when making informed decisions about the range and scope of work potentially required.  Every condition report will be tailored individually whether it is for an individual architectural element or a range of buildings.

Opening up and site investigation

What is site investigation?

In order to protect the original fabric of any structure it is important to understand what is already there. In some cases, this means carefully examining an area and obtaining additional information, recording and reporting on the findings before any decisions can be made.  This can range from obtaining a photographic record, obtaining samples for analysis or when appropriate removing historic fabric in order to provide in depth information.

Detailed specifications

Do we really need a detailed specification?

This will really depend on the material that the structure or building is made from. The use of inappropriate repair material is one of the largest causes of damage to historic properties.  By understanding what the original material is appropriate specifications can be provided to ensure that what remains is enhanced and protected.

For example, after using our stone cleaning service you may require a simple specification to ensure that the correct mortar is used when repointing a wall. For complex projects a detailed repair methodology and specification may be required.

Historical background research

If you are as passionate about historical buildings as we are and would like to know more about the building you own but don’t have time to research it yourself, we can help. Using historical records, we will research your property and provide a detailed illustrated report of the building development and the people directly associated with it.
